The Building Process
The following information is designed to help you to understand
the basics of the building process.
The Buildrite team is experienced in all aspects of the construction,
building and renovations process.
We are more than happy to assist with the whole building process
and can explain and simplify it into terms you will understand.
We will assist with:
- The entire planning process
- Obtaining building consents
- The actual build and subsequent obtaining of the Code Compliance
Certificate.
When do you need a building consent?
- Structural building - additions, alterations, re-piling, demolition
- Plumbing and drainage (except the repair and maintenance of
existing components)
- Relocating a building
- Installing a woodburner or air-conditioning system
- Retaining walls higher than 1.5 metres
- Fences or walls higher than 2 metres, and all swimming pool
fences
- Swimming pools
- Decks, platforms or bridges more than 1 metre above ground level
- Sheds greater than 10 square metres in floor area
- Some earthworks also require a building consent
Things to consider when thinking about building...
- Think about your budget - how much do you want to spend?
- Draw up rough plans first - in an ideal world, what would you
like to have in your house?
- Contact an architect or draftsman to discuss these. Buildrite
can help here - is it likely to fall within your budget?
- Check that the plans include what you want - Consult with Buildrite
before submitting to council for approval to build
- Obtain a time line and price for the completed building works.
Buildrite will provide you with a comprehensive price on your
requirements and a schedule to tell you when plumbers, electricians,
plasters, painters and floor covers are scheduled to arrive.
- Check the contract terms and conditions over with your builder
to make sure they are fully understood.
When building work is about to start...
WHAT TO DO PRIOR TO THE BUILDER ARRIVES
- Clear any furniture, appliances, etc from the area to be built.
- With new buildings, provide a level site unless stipulated otherwise
in contract
WHEN BUILDER IS ON-SITE, what to expect
- Builders require access to water and electricity
- Power tools can be noisy and dusty - they will usually be used
outside, but may have to be used inside during bad weather. It
will save time if a garage or shelter can be provided for these
times. Not essential but helpful
- It is best that the builder organises the other trades and is
the point of contact with them to ensure continuity of work.
- Buildrite like to meet or communicate with our clients a regular
basis to provide updates on progress, especially when finishing.
- Buildrite clean up daily and remove all rubbish regularly
- Buildrite organises all the council building inspections including
the code of compliance when finished.
OTHER IMPORTANT INFORMATION
We have all heard stories about the "cowboys" in the
building trade. Guys who take your money and run; others who perform
shoddy workmanship and then go bust rather than be held accountable.
We at Buildrite believe in open and honest communication at all
times. Our quote is always explained thoroughly to give you the
opportunity to ask any questions or voice any concerns. Any unforeseen
additional charges that may occur will also be explained so your
final account will never have surprises.
We will look after your needs and make your building experience
as smooth as possible with minimum stress. We pride ourselves on
bringing integrity and honesty back to the building trade and look
